Johnson Hotel Description The Howard Johnson Hotel was built in 1992 and opened for business in June of 1993. LOCATION - Approximately two blocks north of Interstate 90 Exit 450, the second exit coming from the East also known as the 27th Street Exit. South 27th Street is a main route to downtown Billings (8 blocks), Logan International Airport, Montana State University Billings, Rocky Mountain College, METRA ( ) , the medical corridor including Saint Vincent Hospital & Health Care Center and Deaconess Medical Center. Adjoining the hotel location is the Bungalow Restaurant, Lounge and Casino which is also for sale. BUILDING AND SERVICES - The structure is a L - shaped three story all masonry and concrete building, including second floor, third floor and roof. The first floor has a continental breakfast room (currently continental breakfast is available each morning from 6:00 to 9:00 a.m.), two adjoined meeting rooms, lobby, hotel offices, gift shop, hotel services, guest laundry and guest rooms. The second and third floors are guest rooms. Guest laundry and vending areas are also available on these floors. Space is available for the construction of a guest swimming pool. Guest parking is available including 10 spaces on the north parking lot equipped with outlets for plugging in vehicles in the winter. The buildings fire safety needs are met with a water sprinkling and wired smoke detection system throughout the hotel. All the rooms are equipped with heat pumps for heating efficiency and air conditioning. Room and exterior doors have electronic locks. The hotel offers handicapped rooms which comply with federal regulations. Two high speed elevators provide service to the 2nd and 3rd floors and are inspected annually by Montgomery Elevator and the State of Montana. ADVERTISING AND SIGNAGE - Affiliated with the nationally known Howard Johnson Hotel franchise, complete with the national reservation system and advertising. The hotel building is identified by block letter lighted signs on the south and north exterior walls. A 16 foot high rise sign is located on the northwest corner of the property. This signage and the hotel is highly visible from all traffic directions as well as from Interstate 90. Four highway billboards complete the signage, two to the west and two to the east on Interstate 90. LAND AND LAYOUT - The property line to the east and south is fenced. There is a drainage pond to the east, meeting City of Billings requirements for 100 year flood protection. An easement for traffic between the hotel, restaurant and vacant lot, location of the drainage pond, to the east.
